BROWNS step-by-step guide to selling your property

STEP 1 – Valuation

With extensive knowledge of residential sales our experienced team will be able to advise you on the best price for your property when the time is right for you. Your aim should to be to sell your property at the best price in the shortest time possible.

STEP 2 – Instructing a Solicitor

Aswell as instructing a good Estate Agent to find you a buyer, it is essential to find yourself an efficient and experienced Solicitor. We recommend you do so as early as marketing to avoid any possible delays once you receive an acceptable offer.

STEP 3 – Marketing

All properties are advertised on our own website, together with the leading property portals and various other internet sources to ensure that your property gets the most exposure and reaches out to your best suited Buyers.

STEP 3 – Viewings
We arrange for applicants to view properties when they want to see them. All viewings are accompanied allowing us to answer any questions applicants may have at the time and of course for the sake of your property’s security. We offer late viewings during the week, as well as viewings on Saturdays to ensure a quicker sale.

STEP 4 – Receiving an offer
As soon as an offer is received we will contact you to discuss the full details together with any special conditions. We will also check the Buyer’s ability to proceed before you decide to accept or not.

STEP 5 – Offer agreed

Once you accept an offer we will prepare a Memorandum of Sale and write to all parties to confirm the agreed price. You will also be required to provide your Solicitor’s details.
Your Solicitor will send out a contract and the property’s HIP to the buyers, who will require access to the property to carry out a survey. You will also agree dates for exchange of contracts and a completion.
NB. There are no legal obligations until contracts are signed

STEP 6 - Exchange of contracts
Following a successful survey on the property, fixtures and fittings to be included in the sale must be agreed and once the Buyer’s mortgage offer is confirmed exchange of contracts will occur. Upon signing of the contracts a deposit (usually 10%) will be paid by the Buyers’ Solicitor to your Solicitor.

STEP 7 – Completion
The remaining monies (usually 90%) will be transferred into your Solicitors’ account. Once this is confirmed and cleared, we release keys to the Buyers.

Congratulations – your property is now SOLD!
