BROWNS step-by-step guide to letting your property

STEP 1 – Valuation

With extensive knowledge of residential lettings our experienced team will be able to advise you on the best price for your property when the time is right for you. Your aim should to be to let your property at the best price to the right Tenants in the shortest time possible.

STEP 2 – Marketing

All properties are advertised on our own website, together with the leading property portals and various other internet sources to ensure that your property gets the most exposure and reaches out to your best suited Tenants.

NB. Due to recent changes in legislation any property that is marketed must have an Energy Performance Certificate (EPC). You are also required to have a Gas Safety check annually. We can arrange both these for you should you want us to.

STEP 3 – Viewings

We arrange for applicants to view properties when they want to see them. All viewings are accompanied allowing us to answer any questions applicants may have at the time and of course for the sake of your property’s security. We offer late viewings during the week, as well as viewings on Saturdays to ensure a quicker let.

STEP 4 – Receiving an offer
As soon as an offer is received we will contact you to discuss the full details together with any special conditions to help you to decide whether to accept or not.

STEP 5 – Offer agreed
Once you accept an offer we will begin to collect references from the applicants. All potential Tenants must go through our stringent reference checking process. As standard we use referencing companies to carry out all relevant checks including current employment and income details, previous Landlords and also any adverse credit history. For your peace of mind these companies are able to offer Landlords rent guarantee for the duration of the Tenancy. We will also arrange singing of a Tenancy Agreement and collect all the initial monies (rent and deposit).

We strongly advise that you do have an inventory report on their properties that will be used to check its condition before tenants take occupation of the property and again once the tenants vacate. The cost of checking in and checking out is halved by you and Tenants.

Any deposit taken for an Assured Shorthold Tenancy must be held in a government approved deposit scheme. We can hold and register your deposit as Stakeholder, resulting in a faster and more efficient repayment to the tenants at the end of the tenancy.

STEP 6 – Completion

Once we are in receipt of all monies in cleared funds keys will be released
